Some of my readers across the country would be surprised to see emails like this. I get them virtually at the minimum two a day. NO it is not what you think it is not about spam. These are legitimate emails from various local Los Angeles Real Estate Brokerages, as well as individual Realtors all who are looking for Properties that they would like to show and help their buyers to acquire.

Needless to say we all are in the same dilemma: there are virtually no inventory to sell in our market.

Well instead of me talking about it, please see for yourself!!

Motivated, All Cash Buyers are looking for:

1.) Beverly Fills Flats, 12,000 + lot, fixer or move in - $7.5m

2.) Bel Air, fixers from west hills to east hills - especially anything with a downtown view, all properties and prices considered

3.) Beverly Grove area, walking distance to Cedars Sinai, 2900 sq ft +, prefers move-in ready, minor fixers considered, 3-bedroom minimum- up to $3.2

4.) Santa Monica, Venice, Marina Del Rey or Playa Vista, 1500Sqft min., condo or SFR- up to $1.2

5.) Beverly Hills Flats- Modern Contemporary, eastward orientation- up to $14m

6.) Pacific Palisades - new construction up to $3.5 mil

7.) Bel Air, Brentwood, BHPO West Hollywood Hills, sexy, outdoor space for entertaining, relaxing, no major streets - up to $2 mil

8.) Any fixer and flips in any area- up to $3m

9.) SFR 3+2, 2k sq. ft., Westside - move in ready, minor cosmetic fixing ok- up to $1.8m

10.) Bel Air view property, 3 bedrooms, 2-bathroom min.- $4m

11.) Beverly Estates, Beverly Drive, Beverly Grove or Tower Road (or near to)- up to $6m

Multi-Family

1.) Multi Family development for a new building, any area, up to 40 units- will consider most projects that make sense.

2.) Multi-Family, Commercial and/or Mixed Use in any area, and any size, looking for large scale properties. Entitled and Permitted are preferred, (or at least in the process)

3.) 4-10 units, any area, preferably a property that needs added value. send all to consider-- will consider most projects that make sense.

4.) Apartment buildings R4 zoning preferably Koreatown- will consider most projects that make sense.

5.) Multifamily fixers, any area- up to $25 mil

NOW with that said if you are considering selling in these areas please read and reach out to me!

There was a time many years ago when a potential Listing Agent approached a potential seller and used the “sales pitch” “I have a buyer for your property” that used to annoy sellers as well as hard working Realtors who would not want to use unethical ways of getting a listing. The TIMES have changed! Most of us REALLY HAVE BUYERS for your property! It is not a pretext to get a listing there are many buyers looking to buy!

Endre, we are seeing many of those email requests here in Naples, as well. Incredible requests when there is little inventory in those price ranges. I think that this has caused many of the listing agents to make their listings "private placement" or coming soon listings, so they can double-end them.
