Braemar Property Values:  January-February 2016 (Heritage Series)

If I had a screened in deck, I would have been perfectly happy to work on a lap top there today.  The weather was absolutely gorgeous.  Guess I'll have to give TB Contracting a call for a quote to build one Yardley in Braemarfor me.  For the time being, the covered front porch does nicely for an after work beverage.

Right now, it is time for another Braemar Property Value Report detailing sales of Braemar homes in the Heritage Series.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.  

There were three sales of homes in the Heritage Series between January and February 2016.  Final sold prices ranged from $392,000 to $465,000.  The average of all three gives us our new average market value for Heritage Series homes of $435,667.   Unfortunately, that marks a drop of nearly 1% in average market value since last report and a little less of a drop since last year's report.   Not substantial at all.  In fact, I consider that stability.

If you placed your Heritage Series home on the market, priced to current conditions, this report indicates you could expect it to be under contract in an average of three and a half months.  That might not even be the case right now, since buyer demand is stronger right now.  Nonetheless, this is the information from closed sales in January and February.  You could also expect to pay nearly 1% of the sales price in closing cost help to a buyer.  That isn't likely to change anytime soon.

The next Braemar Property Value Report will be out in late May and will detail sales from the months of March and April.  Until then, when you are ready to sell, give me and call and let's talk about the value of your specific Braemar home.  No One Knows Braemar Better!

Yup, we are in the 70's today in Sacramento, which is a bit warmer than expected.

I don't think you would be happy down the road with a screened-in porch. I have so many buyers tearing them out, but things are different in Sacramento than Braemar. Pretty series, the Heritage!

I argued with my husband over it when we first moved in.  He wanted one, I didn't.  Now that I see them around, I think it would be great to have one.
