We know there is not a standard offer to purchase. Except for the cash offer with no contingencies I think every agent has written. I have one saved as a template on Zipform. Offers can be loaded with contingencies, requests, and a host of other vital information. But you would think we could all agree how to arrange and submit an Offer to Purchase.

Some Agents will only accept offers as a single file, including proof of funds, or financing pre-approval. Other Agents will send back an offer sent as a single file and tell you to separate each section. And most of us don't care. All we want to do is make everyone we work with feel comfortable.

I've been going over some of the new FHA guidelines that seems to cover everything from the loan, appraisal, inspection processes, all the way to writing out a shopping list when you stop at the store on your way home from work. That made me wonder, why doesn't FHA decide how Real Estate Agents should email the Offer to Purchase?

With new rules basically telling us, when the weight of the paperwork equals the weight of the house, we can close, I'm sure plans are on the table.
