Does Anyone Use Carbon-less Forms Anymore

What kind of forms do you use? The old hand written forms, or are you set up to do everything paperless? Don't you wish everyone was like that?

Do you have Listing Agents insisting Asset Companies need original signatures? So we have to print out the entire contract, sign the last page, and initial all the other pages. Have they never heard about the Paperwork Reduction Act? Its been around since 1987.

If you haven't been using Zipform, you don't know what your missing. The newer version is so easy to us, a 36 year Real Estate veteran can figure it out.

Templates are great. Just tell Zipform you want a new Template, give it a name so you know what it is, open the folder, add all the files you want, fill in the usual stuff, and save it. Your name, office, phone number, and other issues on forms is not going to change. So fill in the easy stuff to save time.

You can add a list of contingencies. Those little 3-4 sentence, this offer is contingent upon.... statements it take a half hour to word. Place your cursor where you want to add the contingency, click the notes button, and click on the one you want. When you make a contingency, make sure to give it a unique name to make it easy to find. When you write a new one, make sure to save it. That will ensure, you'll never have another client ask for that detail again.

Zipform will even email forms so everyone can esign with a few clicks. I haven't had a client who couldn't figure out how to esign in less than 2 minutes. Then the files all come back to me and all I need to do it open, check, and save them. WOW!!!! If we have this when an entire offer to purchase could be completed on 8 sheets of paper, who knows what we could have done with all that extra time.

 

There are a few things Zipform could do. Like add your info in the right spots. And the cooperating agent's info after we add the license number. And maybe have a review button taking us past lines and boxes left blank, just to double check. But now Zipform is so much improved.

 

Oh when you do esign, here are a few tips. I add the Lead Based Paint Pamphlet to the offer to purchase package. Download the PDF, then attach it to the offer or listing your sending over for signatures. Add an initial box on the last page. This is also good for city ordinance sheets, and a few other papers.

 

I always explain offers and listing contracts to clients face to face the first time. Then get signatures. After that, it is all esign. Always include a detailed explanation of the paperwork on the email. I developed my own templates for that.

Yes Dennis, I do still see a lot of carbonless forms, but perhaps this abrupt form change on July 1st will prompt a few to move to zipforms.
