If you are searching for a Wathen Buchanan Estates home for sale north of Herndon in Clovis CA. 93619 you will not find many for sale.  As of now the MLS is showing three such homes that are actively for sale.  Two are in escrow and three have sold in the past six months.  Now if the listing agent didn't include the words "Buchanan Estates" anywhere in their marketing description or agent remarks then my data may be off.  I'm a going with the assumption that anyone listing a Buchanan Estates home would include those words somewhere when they input the listing.  These homes are hard to come by and fly off the shelf when they are available so why not include those words. 

There are a few different areas where you can find the Wathen Buchanan Estates homes north of Herndon.  These neighborhoods can be found to the east, west and south of the Buchanan Educational Complex or Buchanan High for those who don't know what the complex refers to.  There is one neighborhood that is not connected to the Buchanan High area and that is near Temperance and Shepherd.  What makes these homes so unique is that they are all single story homes and they all have large lots compared to the average tract home.  The eight homes that I am reporting on which goes back as far as six months, have lot sizes ranging from 8,875 - 14,875 sq. ft.  With most new construction homes these days you would be hard pressed to find a lot as big as even 8,875.  And normally if there is an oversized lot with new construction homes there is a lot premium that needs to be paid to secure it. 

The other nice feature about these homes is that they are larger sized homes.  The homes I am looking at are 2,600 - 3,654 sq. ft.  That is why they were given the word "estate" in their title.  Normally there are no small homes when the word estate is involved.  These homes have a nice stucco exterior with tile roofs.  The Wathen homes have been known for their energy efficiency and they are recognized as a successful local home builder in the central valley with a history that goes back several decades.

So what are these homes selling for?  I am glad that you finally asked.  The three homes that have sold in the past six months have sold for between $459,000 - $530,000 with a price per square foot range from $134 - $174.  Keep in mind that the low sale according to price per square foot was the 3,600+ sq ft. model.  Often times really large homes sell for a lower price per square foot.  The two homes that are currently pending in escrow are priced between $180-$190 per sq. ft.  The three homes that are currently actively for sale are listed between $175 -$198 per sq. ft.
