I have been inundated with calls, emails and Realtor questions about the FREE MONEY available through the mortgage down payment GRANT program here in  V I R G I N I A  that I announced to everyone in my post;

I am thrilled with the number of people and Realtors that are taking advantage of this fabulous offer.   YES, it means a lot more work for me and hopefully, a little bump in my paycheck but there's a BIGGER reason I am so happy.   This program is designed to help the people that need the help !

Those of you that know me know that I participate in many charitable organizations and have lived MY life serving and helping others.   This GRANT program has allowed me to take it to another level.   To be able to help people with their down payment and help them get into a house of their own has been rewarding for ME but not as much as it has been for them !

OK, being Virginia; we know there are many larger markets and areas where home prices and incomes are notably higher.   When I posted the GRANT information, I used the lower, generic statewide numbers so the blog post would apply to everybody !   There are higher limits in the D.C. area of northern Virginia, Richmond, Charlottesville and the Tidewater areas too.

 

Here is a breakdown of the higher sales price and income limits:

#WashingtonDC - #Arlington - #Alexandria MSA:   The maximum sales price is $ 500,000.00.   The income limits are $ 97,520 for 2 or less people in the household and $ 113,840 for 3 or more people in the household.

#Richmond MSA:   The maximum sales price is $ 375,000.00.   The income limits are $ 68,000 for 2 or less people in the household and $ 78,720.00 for 3 or more people in the household.

#Charlottesville MSA:   The maximum sales price is $ 375,000.00.   The income limits are $ 74,080.00 for 2 or less people in the household and $ 86,480 for 3 or more people in the household. 

#Norfolk - #VirginiaBeach - #NewportNews - #Hampton - #Tidewater MSA:   The maximum sales price is $ 375,000.00.   The income limits are $ 64,320 for 2 or less in the household and $ 75,040 for 3 or more people in the household.

 

Each "MSA" covers a number of cities and counties so for information on specific coverage in your area, please give me a call or shoot me an email. There are also higher limits in the counties of #Culpepper , #Rappahannock , #Warren and #KingGeorge based on the individual county's qualifications.

Hopefully, this will give agents all across the state of Virginia an incentive and motivation to head out into their communities and spread the word about this absolutely fabulous program.   I hope that answers the bulk of the questions I have received from MY Realtors and some other Virginians.

I have also done some research on some more specific questions that have come up.   This is in fact, a GRANT program and once it is paid (at closing) and received; it is done !   There is NO restriction attached at that point and if the owner gets transferred or has an emergency or moves in short order for some other reason; there is NO "clawback" or payback of the funds !

Another question involved manufactured housing.   The good news here is YES; doublewides are covered, but not singles.   This means a person on the high end and the low end of the home sales price and income levels can take advantage of the FREE MONEY and participate in the GRANT program.   Is this not wonderful ?   So why haven't YOU, . . . . . Yes, YOU; contacted me ?

This money is not going to last forever, folks.   This is a spectacular effort to try to boost home ownership across Virginia but it will run out of money, sooner or later.   So, if YOU are dragging your feet; YOU might miss out !   Don't let that happen.   Remember, this is a LIMITED TIME OFFER  !
