Happy Easter! After a major storm Thursday night which resulted in a flash flood warning part of Friday, we now have had one of the most beautiful weekends ever, perfect for an Easter Sunday and all the associated Easter egg hunt activities.

New Listings:

Hanalei Bay Resort T33 is new on the market priced at $469K. It was listed before from 6/12 to 3/14 for $495K. The last sale was in 6/03 for $379,367.

Nihilani 23C, which was purchased from the developer in 4/06 for $800K, is newly listed for $675K.

Contingent:

Alii Kai 3102 went into escrow on 1/28, fell out on 3/25 and went immediately back into escrow. Way to go! The unit is listed for $699K and last sold for $940K in 9/06.

Sales:

Hale Moi 107 was purchased by the seller for $160K in 4/10, and sold this week to a new buyer for $400K while listed for $425K.

Puamana 14B was listed for $575K and sold for $570K cash. The sellers purchased this townhome in 5/13 for $465K.

Cliffs 6103 sold for $550K cash. It last sold for $330K in 5/01 and had been listed this time for $595K.

Hanalei Bay Villas 5 sold for $590K cash while listed for $620K. The last sale was for $240K in 7/96.

Under Contract:

Puamana 25B moved from in escrow to under contract and will be closing soon.

Price Changes:

Villas on the Prince 18 reduced $10K to $749K. This unit sold from the developer in 3/02 for $487,355.

Kaiulani 62 was purchased from the developer for $989,390 in 5/08, and reduced this week by $5K to $883K.

Alii Kai 14D is now $355K down from $370K. The last sale was for $340K in 10/85.

Hanalei Bay Resort N22 is now $429K down from $440K. The prior sale was for $379K in 10/13.

New Listings:

5105 Kapiolani Loop came on the market as a short sale priced at $699K and was temporarily withdrawn the following day. A few days later it came back on the market so you’ll see it under just about every category of the update. When it came back on it had increased to $939K then reduced to the current price of $919K. The last sale was for $190K in 1/89. It was listed before from 12/07 to 2/08 for $875K.

Back on the Market:

4182 Mahina Place went into escrow on 3/21 while listed for $975K but came back on the market on 3/25, with a price reduction to $899,900. The seller purchased this home for $440K in 7/99

As noted above, 5105 Kapiolani came on the market as a short sale priced at $699K and was temporarily withdrawn the following day.

Contingent:

4841 Victoria Loop is now in escrow while listed for $699,999. The last sale was for $585K in 5/12.

Withdrawn:

With a list price of $1.075M, 4126 Liholiho was withdrawn after 73 days. The sellers obtained this home in 3/06 for $977,500.

Price Changes:

3784 Milimakani, a short sale, made a small reduction of $4K to $675K. The seller bought this home for $780K in 4/06. 4105 Kekualike reduced $10K to $759,500. The home sold before for $707,500 in 6/07. As noted above, both 4182 Mahina Place and 5105 Kapiolani Loop reduced in price. 5136 Napookala, a new home, made a huge $100K reduction, going from $1.499M to $1.399M. The last sale was for land in 4/414 for $430K.

With 85 sales as of today, Sunday, we’ll easily surpass the 88 sales of last March and have trounced the mere 67 sales from last month as well as Jan’s 76 sales. Let’s hope it keeps up and that we have a great real estate summer.

If you’re looking to buy, make sure your financing and funds are in row so you’re ready to go when that special property appears. If you’ve been thinking of selling, now might be a good time to get your home in order so it’s looking it’s best. A well maintained home will bring you top dollar.

While you’re sprucing up your property, take time to go down to the Building Department and make sure all your permits were finaled. This will help avoid unpleasant surprises in escrow. Buyers are much more discriminating in this market and either want a low cost fixer or a well priced property they came walk into and unpack.
