Yes, I’ll list your House; No I Don’t Need to See It


The phone rang yesterday and on the other end was a familiar voice.  The caller asked if I could list her home for sale.  “Of course I can,” I said.  The caller is a past client who purchased a new build home through me back in 2010.   She asked if I needed to see it and I replied, “No I remember it very well.” Pool in Verrado


Bear in mind that with this client, I had visited the design center with she and her sister.  They were delightful and I liked that they were both very different.  They each had their own style and personality.  This sister is pragmatic, analytical, and is quite the golfer.  The other may be a golfer, but is more apprehensive and a planner.  We had a grand time picking out finishes.


Assisting clients through the design process is something I quite enjoy and I always offer that service.  Helping out of town buyers understand which finishes are common to Arizona will help them when it's time to sell their home.    


Because this buyer client is now aBackyard in Verrado seller client, I know that her finishes and colors will show well now that we will be selling her home.  She also included a pool and landscaping in the backyard.  She took a couple of snapshots and her yard looks absolutely beautiful.  And I know the inside is just as gorgeous as I remember when visiting in the past, seeing her beautiful furniture and accessories.


But as I sit returning home from a trip, visiting my daughter in the South, I’m rethinking my answer.  When I replied, “Yes I’ll List Your House; no I don’t need to see it,” I did not consider the homes condition.  There might be angles of the home that show better for the photographer.  There may be suggestions I need to make for her to change knick knacks so the home shows better.  After all, we never get a second chance at a first impression when high resolution photographs hit the internet! 


So Yes, I’ll List Your House; but I will call and stop by to see it!

I have to admit, Jan I let out a bit of a "gasp" when I saw your headline.  I recently had a horrifying situation with a listing that began almost exactly like that.  Let's just say, the home was quite a surprise when I got there!  I was relieved when I got to the end of your post!  :)

Hi Jan - That's a good decision. Over the years, we've been surprised enough about how much a home has changed since it was purchased that we almost always want to take a look, just to make sure we know what's going on.

Hello Jan, 

I thought it was very thoughtful to consider how the house would look for resale when beginning the design process. It is my feeling that things have changed so much in the last few decades. 

My mother and father in law have been in the same house for 42 years. My parents just moved from a house that they were in for 25 years. So many things change in a short time that affects sommeone's ability to live in one place for 2 or more decades. As Realtors we have to think that there is a good chance that these people won't be in this house a very long time. 

My wife and I moved to Pennsylvana almost 9 years ago and are already in our second house.

Faith LaRosse - I'm glad you continued reading then!  I definitely wanted to see it and for many reasons, but was trying to accomodate her schedule as well, which I didn't write about. 

Noah Seidenberg - It's ALWAYS a good idea.  I had a feeling I'd see it eventually, but was first considering the comparable sales. Seeing it in person sealed my answer!

Tammy Lankford - Good point!  We can never judge someone independent of their home.  I made that guess based on her sister, Turns out I was pretty accurate, but it was still a good idea to view it.  Thanks for commenting!

Sheila Anderson - Thank you!  It will be interesting, but I'm glad she called.  She listed with someone else for over 220 days, over-priced, and it didn't sell.  Now I gave her the true price and we'll be ready when she returns to town.  Thanks for commenting!
