Pasadena Townhomes With Garages at Mountain Park Villas
This is a real estate market activity report for Mountain Park Villas, a Pasadena townhome complex with attached garages. In my report I will share information regarding units for sale, in escrow and sales so far in 2016. I am also including closed transactions since 2013. Statistical information has been gathered from our local multiple listing service(mls) and may not include all sales activity in the complex.
Located in a Northeast Pasadena neighborhood near Victory Park, this relatively affordable complex is primarily surrounded by single family homes. Built in the mid 1960s, the 70 units feature two or three bedrooms in a variety of floor plans. In addition to the always desired attached garage, there are fireplaces, laundry connections and along with patio and balcony areas. Some units have a den, bonus or family room.
The grounds at Mountain Park Villas feature mature landscaping and walkways which meander through the complex. There is a pool, spa, sauna and lounge area. Each residence has either an individual Altadena Drive, Loma Vista Street or Mountain Street address.
Victory Park is across the street from the complex and offers a community center, playground, field and open space. It is home to a popular Farmers Market held each Saturday. Each January, the Rose Parade ends near the park and the floats are available for viewing for a few days - always a great opportunity to see the floral details and workmanship up close. There are other recreational opportunities nearby. Multiple shopping, dining and cultural venues are also easily accessible. Transportation via the Foothill(210)Freeway and the Gold Line light rail station at Sierra Madre Villa is nearby.
There is one Mountain Park Villas townhome available for sale. It is a three bedroom, two-and-one-half bath end unit with approximately 1432 square priced at $555,000. So far in 2016, there has been one sale according to mls records. The sale was a three bedroom floor plan with approximately 1364 square feet. It sold for $535,000(list price $550,000) in January.
There were four mls-reported closed transactions in 2015. They ranged from $468,500 to $567,000 with an average sales price of $520,125(median sales price of $522,500). They sold at 100.36% of last list price and for an average price per square foot of $371.99.
There was one mls-reported sale in 2014. It was a three bedroom unit with approximately 1364 square feet that sold for its list price of $515,000 in February in an all cash transaction.
For full year 2013, there were six closed transactions ranging from $445,000 to $524,000 with an average sales price of $478,167(median sales price $477,500). They sold at 101.41% of last list price and for $345.02 per square foot on average.
A townhome with a garage is highly desired in Pasadena but there are different factors that comprise the best possible list price for a seller as well as differences a buyer will want to take note of when crafting an offer.
