Sold in 7 days, that is what happened to the last 2 properties I listed. As of today I have 22 buyers, one accepted offer last night, waiting to hear on another 2 and 3 new buyers this morning that I need to get copies of their preapprovals.
Strongest seller's market I have seen in 11 years in the Storm Lake IA area. Sellers are in a very good place in our market, many more buyers than sellers. But, a property can't just list at any price or in any condition. An over priced, cluttered, not maintained, home will still struggle to sell even in this seller's market.
Buyers are picky, and they can help you position your property. If you have a property listed and you hear a complaint 2 times, it needs to be addressed. If it is something you can not repair, replace or remove, address it with price.
If you want top dollar, your property must be spotless, priced correctly, well maintianed (gutters clean, service HVAC system, clean appliances, rake and clean up yard, fresh paint,...),and clean, clean, clean.
