It is amazing to me how few Realtors capitalize on all the marketing at their disposal. Many Realtors hold open houses and most will say that you don’t sell the home at the open house but I know Realtors that sell MOST of their homes during that Open House. They make sure, however, that the open house is an event tailored to the clientele they are reaching- do that, and you will have dramatic success selling that home.


For example, the neighbors are the best source of potential buyers for any house yet almost no one invites the entire neighborhood to the open house! Crazy. Better yet, target the key demographic and turn it into an event. Say you are listing a home in a pre-dominantly first time home buyer area/price range. Well, these couples typically have kids or will be planning on having them. So hire a clown for 1 hour Sunday Afternoon and then do up a flyer talking about the Open House and inviting the neighborhood out to free face painting and “jo-jo the clown” Welcome the kids (unless there is no yard). When potential clients see all the children having fun and meet the great neighbors they will think they have found the best neighborhood for their family-regardless of the house! Meanwhile, those neighbors will be talking to potential buyers-their friends and family and you let the neighbors sell the house for you! This works great!


Or say you have an upscale community of more move up buyers. You may want to host an afternoon wine and cheese for the neighborhood. You could probably get some local business to sponsor the wine tasting for free publicity. Again, do up a flyer, get it to all the neighbors and let THEM sell the home. I have seen this type of “outside the box” thinking sell homes literally in one day in even weak and declining markets. It is hot. Try something like the above or your own ideas but don’t be afraid to step out and be a little different and make your mark.
