I agree with Vickie!  A poorly priced listing just COSTS you money-and it its BAD advertising!  Be honest with your sellers UP FRONT!

Wow, what a question for someone who is old  experienced.....I did 119 transaction sides last year and have been in business for 28 years.....so I wonder now that you ask........

Julie, the question seeks an answer to a fundamental, sub-stratified question, deposited upon the layers of other questions in the seller's mind that they might ask before they list, which asks, "Is this agent someone who can actually sell houses, or do they just collect listings to make it look like they're busy and don't do anything else?" I'd want to know the answer to this question before I sign a listing agreement with any broker.

I'd try to think like a responsible seller before I could represent any seller (whether the seller your considering representing appears responsible, reasonable or otherwise), and I'd absolutely, positively want to work with an agent who has the experience to market my property and find me a willing, able and ready buyer, willing to pay a fair market price. And I'd want to, as the seller, work with an agent that has the confidence, and the experience, to work in a depressed market, and, especially, in this extremely volatile economic environment, an agent who will try to work against the enormous pressure to correct any perceived local market imbalance affected by negative external financial impropriety, influence, and recession, local, regional and national.
