When is the Best Time to Put a Home on the Market in Prospect CT
This is a question that is asked constantly, not only here in Prospect CT, but all over the state and country as home owners look to get their home listed to sell and want to be on the front end of the sales curve. Regretfully, there is not a single specific date that could be considered the kick-off date for sellers to list. Homes are put into the system to sell almost every day of the year with few exceptions.
There are very few situations that are so similar as to warrant a special time to list their homes to sell. People needing to re-locate need to list so as to move on with their careers. Couples needing to accommodate a growing family, or even the return of once gone family members or even elderly parents; distressed home owners needing to sell their homes as a short sale; probate or marital changes for a family, and the list goes on.
If a seller has time to plan, then there are several factors that should be considered before they put their Prospect CT home on the market. Is the home in a condition that would show to the seller's best advantage? Do they know what the range of value of their house is for the market? Have they considered where they are going once the home is sold?
From a real estate standpoint, the season for closings in Prospect CT is always the months of July and August. Some of the repairs may be weather sensitive, such as roofing or painting and this would delay the house going on to the market.
This takes us back to the initial question of when is the right time to put a home on the market. If the time allows, then at least 6 months prior to going live, a real estate professional should be consulted to discuss the home, pricing, and the best way to prepare the home to sell. The expertise of the agent, would first give a range of value for the home with discussions as to how that range can be bettered to make the home stand out. If the owners have been in the house for a while, it might be to their advantage to bring in an independent inspector to do a pre-listing inspection of the home.
As an inspector would not be looking to get work other than the inspection, their evaluation of the mechanical and structural components of the house are without any interest other than condition. Many owners would be as surprised to hear of issues as would the buyer when they did a pre-purchase inspection. Repairs done with time allowance are always done well and cheaper. After all, a buyer is still looking to get an advantage for themselves and often times an item that might cost $100 to repair, is a $1,000 issue for a buyer.
Also, the trained eye of a home stager can make recommendations on the overall decor and colors of the inside of the house some of which are relatively simple to perform and their results would make a room stand out to show its best features. The ultimate goal is to make the home as appealing as possible to a buyer and have them look at the house as one that they would simply move into and do a minimum of work especially when their dollars are tight.
