Buying that home in the West Mich market

If you're in the market for a home you need to be aware of the trends of the pricing on a new and existing home here in the West Michigan market. As the Spring market approaches houses stay on the market for a minimal amount of days and sometimes hours. Sellers are getting anywhere from 97% to 108% of their sales price and sometimes higher. You may ask why is that so significant? Well with low inventory this trend is prevalent here. Will it slow down? That would be anybodys guess. There are too many buyers and not enough homes hence a sellers market. The opposite would be true for a buyer's market. I've been in the real estate business for over 30 years and have gone thru this several times. You just learn to read the market and plan accordingly. Most importantly be prepared. Make sure that you are approved for a mortgage and have the strongest earnest deposit to let a seller know that you are serious.
