The Power of the Seller's Story

 

In the last couple of years, I have requested that my sellers write a letter to the future buyer of their home.  In it, they have the opportunity to write about all of the reasons that they choose this home when they were looking to buy.  It personalizes the house and provides information that only the owner would possess.  And because it is written by the owner, they share the pride in their home and are the best "sellers" of their house.

 

My sellers have the best ways of showcasing their home and their neighborhood and all it takes is a little effort to write one page about their home.  Chances are, the next buyers will make the decision to buy for the same reasons.  Some of the things that sellers have included over the years:

  • location of parks and schools, including where the bus stop is located
  • discussing the neighborhood amenities
  • sharing of the best features and updates 
  • proximity to area employers  photo of a master bathroom

 

 

 

    Reading about how the seller is sad to leave the house and how much they have enjoyed the neighborhood, buyers are more likely to feel connected to the home.

 

I have been told at many closings from the buyers themselves that they loved that the sellers wrote a letter about their home.  It cemented their decision and helped them visualize how they would live in the home too.  

 

At first, I think that some sellers find difficulty in writing a letter to someone that they are very unlikely to ever meet.  I provide several samples from other sellers to give inspiration.  Now it is one of my favorite parts of the listing process.  I cultivate a team approach to selling their home and not only does the seller write to help the buyer, but it lets me glimpse into who they are as well.  In fact, the letter gives me inspiration to write the text for their home online!

Karen this is a great idea!  I talk about it with my sellers all the time but I've never had them actually write it all down.

I agree Karen, what a great idea and gives potential buyers a list of what the sellers liked best about the home and living in the neighborhood. Sometimes that can make all the difference in a sale. Good job!
