Most new homeowners buy with potential re-sale in mind. In fact, it is crazy not to purchase with at least the thought of resale in mind. With that said, many new home owners want to know what they can do today, that will make their home more marketable tomorrow (or in 5 years). So here we will discuss how the small project of changing the look of your entrance will make your home more valuable.
Have you noticed the home in your neighborhood that always has a front entrance that pops?
This home is typically the one that has a line of buyers waiting for it to open, on the day that it goes on the market. When you are new in a neighborhood, it is best to start positioning yourself for this on day one. The longer you are the owner that has "that beautiful house", the better. Your goal is to create the positive stigma of having the home that everyone wants their "friend" to buy when it is available.
Most people want to know what it is that makes their entrance stand out? While this is just a small part of being the envy of the neighborhood, it is a huge first step.
- Arched doors always make a statement.
If do not have an arched door way to work with, or it is cost prohibitive to put one in, try creating the illusion of an arched entrance.
- Experiment with color combinations that pop. Most entrances have 1 color, and are forgettable. While I am not an advocate of the bizarre, a little contrast is in order if you want to stand out on listing day.
- Add large decorative items to either side of your door. Your porch should be an extension of your front yard. Furthermore, it is the transition between the outside of your home and the interior. Bring that transition to life by adding large potted plants, tables and decorations that separate you from your neighbors.
- Outline your door with trim that is opposite your door color, yet complimentary. Notice in the example, how the owners of this lovely home have made their entrance pop, by adding a contrasting red to the framing of the entrance. This creates an inviting feel that is sure to have passer byes notice for years to come.
You may be just getting settled into your new home, or you may be preparing to sell. Either way, these tips are sure to have you positioned properly when the time comes to get top dollar for the house that you have called home.
