Did you hear what the biggest setback in Real Estate was?

There is a featured blog today that I had to read 3 times. It asked "What the biggest setback in Real Estate was?" The first time it lost me, what was he talking about? The second time I read through a couple of paragraphs again, I started to disagree and just had to read it a 3rd time which made me kind of angry. The author states the "biggest setback in Real Estate is the lack of real time information related to the buyer sentiment, and the number of active buyers in the market. The problem with our current market is the aged old method of brokers hiding the proprietary information of what each buyer is willing to pay and only discloses the one offer the seller accepts as the golden grail." (quoted from the authors blog.)

 

NOW LET ME GET THIS STRAIGHT - He is blaming Brokers for the biggest setback in Real Estate? My opinion is a large, loud and resounding NO!!!!

 

FIRST by far this is not the biggest setback in Real Estate and frankly, not even a setback.

 

I would LOVE to discuss Real Estate values and data.

 

Real Estate values are best determined by what some one is willing to pay for a home. To arrive at value, each home is different. Lumping all homes, all towns and all states together in one pool of data is flawed.

 

A homes style, size and condition all affects value. A homes location and school district will affect it's value. What town or city it is in will affect it's value. What state you are in, will affect it's value. The more desirable a home, the more potential buyers will be interest which results in a higher value. Clean homes in good school districts within a  suburban area is rising in value while a home needing work in an urban area is declining in today's market.

 

Additionally what the trend in NH is will be different from NJ as it is different from CA.

 

There is NO one size fits all data and one problem today is "TOO much data" and people not sure what it means.

 

I can tell you that a GOOD Listing agent does not need to wait until a property closes to gather data where the market is heading. They gather and receive real time data from the calls on their new listings. They get data from the amount of showings and buyers response. They get data from the offers, however in today's market you often get a buyers best offer up front. In a declining offers you get low ball or trial offers that work their way higher until a seller accepts. SO more offers do not mean a better market.

  

THE HARD FACTS ARE some of the REAL setbacks in Real Estate is "new" Real Estate sites offering confusing data. The media is a setback only broadcasting their agenda. Late night infomercials are a setback promising riches in real estate that don't exist in the real world. The lack of homes for sale is a set back. The presidential race is a setback with so much uncertainty from so many bad candidates. The new TRID law is a set back delaying closings. You see the trend? The REAL story is each can be overcome with knowledge of how the home buying and selling process works, and having a GOOD agent who guides you through it.

 

THE SECRET OF SUCCESS and the key to having a successful Home Sale or Purchase can increase simply by choosing a better agent. The secret is, that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. A GOOD agents sees the trends as they happen and can pass that information on to you, the consumer.

It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. You did a great job on this one Scott.  There is so much information out there on sites that don't have a clue of what the true market is.  I love it when my seller in another states says they have been following Zillow for their neighborhood, but they continue to get low offers, and other homes like theirs that are not my listings are also still sitting on the market-the other homes are priced for less.  No one knows the market more than the local fulltime agent working in the area-especially Zillow.

I group homes by age and size looking at average and value/sf.   In chaotic theory if one takes average of the average of the noise, these began to make sense You take 180 day rolliong average and see the trend. Demand is based on employment and affordability. To a lesser extend the interest rate will alter the affordability if the inflation rises. The rest is all speculation.......

Scott,  I tried to read that post 3 times and could not get through it. It's hard to read just from a reading standpoint ... another layer of hard to read is understanding it ... I just moved on.

Kathleen Daniels exactlym it was hard to read to to read it. Everything flows together which breaks rule 1 of writing. I wanted to get to the point and lucky for me or not so lucky for me or the author, that i did read it and had such a blast of a reaction how flawed it was.
