My friends began moving to Hamilton around 2004. This northeast Baltimore City neighborhood was a welcoming place offering affordable single family homes set on nearly quarter-acre parcels. Hamilton was a bohemian destination where you could have plenty of room to grow. Twelve years later the neighborhood continues to be a draw for home buyers in search of properties well suited for long-term ownership. Much of the credit goes to The Hamilton-Lauraville Main Street organization who has diligently developed a thriving shopping and dining destination along Harford Rd.
What qualifies as affordable these days? Mortgage payments that are significantly less than an equivalent rent. If you are currently paying more than $1400 per month rent, you really owe it to yourself to see how much house you can afford in Hamilton. A good place to start is 2825 Christopher Ave Baltimore, Maryland 21214. Listed for $170,000 by guerilla / realty, the projected monthly mortgage payments are approximately $1200 per month. *For calculation purposes we used a conventional 30 year fixed mortgage with 5% down.
Step inside and appreciate the classic craftsman details of this 1931 home. Gray walls with gloss white accents always look good in this type of space. Last Spring I offered a similar property for sale and what prospective buyers seemed to appreciate most is the interior spaces are well suited to house contemporary furnishings.....especially with gray and white walls.
The rooms on the first floor of the home are arranged on a circuit.
The arched doorways and hardwood floors unify the space.
The kitchen is at the back of the first floor and looks out over the backyard. As the windows face south it is a cheery space all day long. The backyard is so large I would not be surprised to see a future owner expand the space with an addition.
Upstairs you'll find three bedrooms and a fully renovated bathroom.
I'm showing you the smallest bedroom.
The finished lower level is a tidy space ready for occupancy.
On this floor you'll also find the second full bath and laundry room.
The backyard is a great space to entertain.
Summertime BBQ's were made for this place.
Hamilton is known as a green space within the city. An artful way to get a sense of the neighborhood is to watch the namesake independent film "Hamilton" by Matthew Porterfield.
From our subject property, head over to the corner of Hamilton Ave and Harford Rd and enjoy The Green Onion Market. Look for the landmark carrot on the building.
Across the street be sure to visit the Hamilton Tavern.
Seriously good bar food can be had here. They are known for their burgers.
Every time I visit the neighborhood there seems to be another hip gallery, cafe, or boutique opening. Perhaps even more fun are the small businesses that have been around for years including the iconic Fenwick Bakery where if its a very good day you'll be able to score some peach cake.
A lot of credit should go to the residents and business owners who've been working on making Main Street Hamilton-Lauraville a success. In rating our listing at 2825 Christopher Ave a "smart buy" part of the vote of confidence is the investment everyone is making in this community.
Hamilton is about 15 minutes from Baltimore's downtown corridor. Walking along Harford Rd (Hamilton's Main Street) you can see the city skyline.....and that's the way it should be. I like my nature with a dash of urban metropolis.
