By
Real Estate Agent with Fontana Realty

Accumulating money for the down payment, when buying a home, is difficult and can be a struggle. However, various kinds of mortgages are available, for prospective homeowners. They are available for everyone belonging to different income brackets while some even offer 3.5% of the value of the home as a down-payment.

It is possible to get a mortgage with no money down with the biggest credit unions, Federal Housing Administration (FHA), the Department of Agriculture (USDA) and the Department of Veterans Affairs (VA).

There are other options to buy a home, with no money down, that a potential homeowner can venture into like applying for a zero-down mortgage as the low-income applicant or the 80-20 Mortgage, said Central Florida real estate Fred Franks homes for sale in Ocala FL. There are other alternatives like leasing with an option to purchase and buying a foreclosure home.

Requirements

Before making a choice of the mortgage, it is good to gather all the essential documents and any other basic requirement for a mortgage or any loan. The list of documents that most mortgages and loans require:

•   Proof and address of residence for the last two years

•   Applicants social security number

•   Employment history and details like name and address of the employer for the last two years

•   Proof of income, W-2 forms and tax returns, including gross monthly salary, and pay stubs for the last two years

•   Details of all checking and savings accounts

•   Loan history

•   If you are a veteran, the Certificate of Eligibility and DD-214

•   Estimate evaluation of personal property

•   A recent credit report

VA loan

The VA offers VA home loan guaranty remuneration to support military service members, veterans, and surviving eligible spouses grow to be homeowners. You can apply for the certificate of eligibility (COE) online, by completing a form and mailing it, or the lender can apply for it.

If you qualify as a veteran then the VA guarantees purchase mortgages with zero down payment. You are required to pay the funding fee, which is rolled into the loan that can be initiated by a private VA lender. The VA loan is guaranteed by the VA and there is no mortgage insurance.

The VA funding fee depends on the kind of service and if it is the veteran's first VA loan. The funding fee will vary if you have served in the military or if you were in the Reserves or even a National Guard and can be as low as 2.15% or as high as 3.3%.

Navy Federal

The largest in assets and membership, the Navy Federal Credit Union, provides zero down, 100 percent financing to the eligible members to buy primary homes. You must be a civilian employee of the military, a member of the military, and U.S. Department of Defense, and family members to be eligible for this loan.

The credit union's zero-down program is quite similar to the VA loan, however; its funding fee is 1.75 percent.

USDA

Anyone can apply for the USDA Rural Development mortgage guarantee program and are not confined to farmland. However, there are certain eligible areas as highlighted on the maps. The program has some restrictions and limitations on the household income, intended for first-time buyers though there may be some exceptional cases.

FHA loan

A no-money-down loan is not offered by the FHA, however, it is possible to get a loan with a down payment of 3.5 percent of the purchase price of the home and lenders can charge a limited amount of fees. If you qualify for FHA loans, check if you qualify for other lenders or state for the down payment, then you can purchase the home without putting any money down.

Rent to own

Another way to purchase a house with little or no money down is an option or "rent to own". You can rent a home while you plan to purchase it. A small percentage of the rent paid goes towards the down payment.

There is an option to buy a foreclosure home for little or no-money-down though they are ready to move-in or fixer-uppers. This is for those who are DIYs.
