It was another mixed bag week with moments of downpours followed by bright sunny skies. However, the weather was definitely not a deterrent for the condo shoppers who put 5 new properties into escrow. Single family housing was a bit slower, with only one new escrow, but it was a $3M property! Take a look:

New Listings:

Alii Kai 9F, which sold as a bank owned property in 6/12 for $202,800, is now listed for $379K.

Back on the Market:

Sandpiper103 went into escrow on 3/28 while priced at $359K, but in now back on the market. The last sale was for $275K in 10/03. Hale Moi 112 is back on the market priced at $449K after going into escrow on 2/29. This is a reduction from the previous list price of $469K. The most recent sale was for $96K in 3/99.

Contingent:

Puamana 22A, priced at $320K and Puamana 11A, priced at $382,500, both went into escrow this week. 22A sold for $185K in 3/02 while 11A sold for $486,500 in 6/05.

Hale Moi 110 took only 5 days to go into escrow priced at $350K. Emmalani Court 525 was listed at $599K when it went into escrow. The prior purchase of this unit was for $475K in 6/09.

Plantation 1422 found a buyer while listed for $639K. This unit was purchased for $553,993 in 1/06 from the developer.

Sales:

Plantation 1011 was listed for $519K and sold for $499K cash. The seller bought this condo for $535K in 12/05.

Price Changes:

Kaiulani 62 made a small reduction from $883K to $878K. The seller purchased this unit from the developer in 5/08 for $989,390. As noted above, Hale Moi 112 reduced by $20K to $449K.

3950 Aloalii is priced at $1.250M. This previous sale of this home was in 5/98 for $525K.

3957 Aloalii is now listed for $1.995M since selling for $1.144M in 7/94. It was listed once before from 6/10 to 5/11 for $2.890M.

Back on the Market:

3892 Kalakaua is back on the market since expiring. Still priced at $845K, the last sale was for $69,500 in 11/88 for land. The home was built in 98.

Contingent:

After only 7 days of market exposure, 3574 Keoniana Place went into escrow with a list price of $3.750M. The prior sale was for land in 2/96 for $450K. The home was built in 99.

Under Contract:

4165 Kamalani Lane is now under contract while priced at $1.350M. The last purchase price was for $666,666 in 3/11 as a bank sale.

Withdrawn:

After 127 market days priced at $1.070M, 4060 Aloalii was withdrawn from the market. The seller purchased this home in 6/07 for $900K.

Price Changes:

4020 Aloalii Drive was priced at $1.274M after a $25K price reduction. It then reduced a second time to $1.199M. The last sale was for $1.250M in 12/13.

4939 Emmalani reduced to $899K from $940K. This home was purchased in 3/97 for $278K.

With a $37K price reduction, 3856 Kaweonui is now priced at $998K. The last sale was for $675K in 3/11.

Despite it’s depiction as a “laid back” outer island, there’s always something to do on Kauai. It may not be as “in your face” as some other Islands, but with a bit of digging and a few connections, you can always find something of interest.
