With 136 properties on the Active Market in the last 30 days and 10 we sold in that same period of time. Using the equation of Actives divided by Solds gives you the number of months of Inventory. 6 months is considered a normal market. Less than 6 months is a Seller's market and more is a Buyer's market because there is a lot of property on the market and a lot of competition keeps the prices lower. Conceivably this is when the market is working as it should. 136 Actives divided by 10 Solds equals 13.6 months of inventory. This is a Buyer's Market by this
statistic. Prices should drop and Days on Market should go up. This is never the case with each house in each price point.
