Why are you calling me? Because it's your listing!

This is what an agent actually said to me one Saturday morning When I wanted to show her $780,000 listing...can you believe it?  I often say that if the sellers knew how badly they were actually being represented by their agents...there would be more repercussions in our industry then there already are. I find that it is extremely difficult to show homes on weekends because the listing agent can not be reached and the lack of concern over getting access and information to buyers agents, in most cases, is unprofessional at best. Ahhh but unfortunately, this is a business of quick money and little effort for many agents. I have been in this business now almost 14 years, and it never ceases to amaze me how new agents come in, don't work hard, work part time at best and know it all...well at least for the 12-18 months they stay in the business. 

Part Time Agents representing a listing. I do think it should be disclosed to the seller PRIOR to signing a listing agreement how many days a week the seller will be represented. This goes for full time agents as well if they take weekends off or holidays. I just think everyone should have a clear picture of the extent of representation they will receive before signing an agreement.

I had a client in town late in the week for a couple of days to look at homes on a Friday and Saturday. Per the MLS data sheet I called the listing office to set an appointment. The person that answered the phone told me to call the listing agent to set it up. No problem....yet, so I called the list agent and left a message, or two, or three and no reply. 

Just before heading out to show other homes, the long lost agent finally returned my call. Here comes the problem..... She was angry that I kept bothering her on a weekend. As she put it "If I would read the MLS sheet, it says call the list office". She did hit full reverse when I told her that I called the office not once but twice and was told to call her... she apologized for being upset but it left me thinking.

If you have a listing, should you not be available to set showings and answer questions even on weekends? I am thinking a three minute phone call out of a 72 hour weekend should be ok if it meant someone else selling your listing while you out enjoying your day. Can you imagine how unhappy the sellers would have been if they found out just how much work it was to show thier home and that I never got to show it? I am not saying we need to work 24 hours a day but if we need time off, SOMEONE SHOULD BE AVAILABLE TO REPRESENT THE SELLER!

Well I never did get to show my buyer that home becasue the listging agent had to accompany and it did'nt fit her schedule over the weekend...but they did buy the last home I showed them that day...what a shame.

Mark, I couldn't DISAGREE with you more. I know you are trying to make a point and have an agenda with your post, but you don't realize how many top producing agents work. I have a question for YOU... Did the listing ask you to contact the listing agent with questions in the private remarks? Did it ask you to contact somebody else possibly? I don't even put my cell number ANYWHERE on my listings because I DO have a life outside of real estate. You may not, but many do. For those of us who are organized, we have assistants, teams and others who handle calls, answer questions, and handle many duties that KEEP many TOP PRODUCING agents from having a life on the weekends. Make sense? Some agents are not organized or don't have structure like this, and some less competent agents don't even understand this concept. Hopefully you aren't one of these!

 

Sometimes a "Why are you calling ME" is in line. There was a time when I personally had over 100 listings at a time. You would NEVER hear a complaint from my sellers, I was extremely organized and didn't neglect things. Incompetent agents would call my office demanding to speak to me... Then would say something like "I'm calling about your listing on Soso Street", and I would respond... "Oh... I have a listing on Soso street? Why are you calling me?". You see, my listing coordinator who answered their call (who was listed as contact on MLS) was the one who could give ALL details and coordinate EVERYTHING, NOT MYSELF.

 

Though I agree with some points you make about agents who just aren't available and disservices to sellers, lets not make the mistake of generalizing.

Those of us who represent listings have all probably had this issue at one time or another and sometimes what appears to be happening may not be in our control.

I know I have had times that either I nor my team agents cannot show a home or the seller might have showing limitations and I do understand the frustration that can cause.  I do agree that a home should be made available if at all possible to accommodate a prospective buyer over a 2+ day schedule.  Often that one day or one day notice does not work and that is understandable.

Buyers and buyer agents typically know at least a day or so in advance if they will be looking at home and all this does take planning and coordinating.  It is our job to guide the seller and buyer of the proper showing etiquette. 

I agree that agents should not get angry or cause unrealistic showing restrictions as that does not serve the seller that they are representing. 

An agent who takes on the responsibility of representing a property should have a plan to accommodate showings on days off or times that he/she is not available.  This is just good business practice.  

We need to all step up and get along and understand that we are not order takers by buyers, sellers and other agents.  Until then, this business is going to remain chaotic...not the way I conduit business at all.

I'm a real estate agent. I work mornings, nights, weekends, holidays, vacations, and any other day I need to field phone calls or deal with issues. I do power off when I'm in a position to do so but I will never not respond to an email or phone call regarding one of my listings. My job is to sell my client's house and if there's someone interested in buying it then I need to go to work.

We have an agent here that does not work on Sundays and that agent has it clearly marked and disclosed. I do not believe it causes much of an inconvenience since I think the clients are like minded individuals as the agent. That being said, there are plenty of agents around here that you can not get a hold of when you need to contact them. I also think about how poorly the client is being represented when they don't answer, call or respond to mulitple attempts to contact them.

It takes all kinds to make the world go round and I have found that despite the many available tools for automatic showing notifications that its still difficult to set-up showings for buyers.   It's a great learning experience for you so you don't repeat these types of mistakes when you are the listing agent.  It's the agent's loss and unfortunately their sellers.   I have learned to move on and try to reschedule at a later date.  Rude agents with attitudes unfortunately come with the territory when you deal in the service industry.  Good luck and welcome!

I get crazy when I see agents badly represent their clients...unfortunately we can't do anything about it. But I often think to myself  "and I bet those sellers are wondering why their home isn't selling."

I treat Realtors like clients, when they are polite and trying to help me sell my listings. I leave specific availability in the MLS so they know when & when they can't reach me. I return all calls & texts, but I do take Sundays off. Never been an issue in 17 years.

I work exclusively with buyers. Always have, for 20 years. Sometimes a house cannot be shown per the seller or the seller's agent's choice.

I just show and sell a different listing. My buyer gets a house, and that respective seller/agent will just have to wait for another buyer to come along.

Mark Gregory Gingrich, PA  If the agent does not want to meet you at the property then they should make showings easier .. If it is the sellers wish that the agent accompany you to see the property then they need to make themselves available .. excuse me but isn't this why we have lock boxes ..no excuse in today's world

It took me a while, but I've learned that I can take weekends off. I just have to label the listings no Sunday or a Saturday showings or put a Supra on.
