Nice summary on the housing market in Carlsbad.  Highest prices in 9 years?   I wonder how first time home buyers are ever going to come up with a down payment.  Hopefully there are affordable homes somewhere in the areas surrounding Carlsbad for that demographic.  You live and work in a beautiful part of California.

Thank you Jack. Yes, it is very difficult for 1st time home buyers in the area. The City of Carlsbad does have a pretty good affordable housing program that offers generous "silent second" programs but they are not for everyone.

There are a few cities in the area a bit more affordable such as Oceanside, Vista and San Marcos.
