Discover what your home is worth - Now is the Time to Sell

Our Arizona airwaves are being polluted with ads trying to convince our home owners its better to "RENT" than it is to SELL. In some cases, this is true. If the home owner doesn't have enough equity to make the move, then yes, good time to rent it out for a few years, let that equity grow, then capitallize on that investment nad get it listed/sold and move on with your life. Reasons NOT to rent as opposed to sell: If you current home has an FHA or VA Loan, you cannot "Rent" out that property if you expect to purchase your next home using one of those programs. You can have two FHA loans at a time, as long as one is closing out within a certain amount of time, same with VA. If you have a conventional loan, then have at it, you can own more than one home with conventional financing. But if you have FHA or VA, you will end up having to put down up to 20% in order to purchase your next home, which usually isn't feasible.
