I’m sure you see my point that it takes more than a few key features in a home to make it unique.
The number of homes that have the unique features buyers are looking for in this market, well they are all under contract.
Those are the homes with the most attractive price! In this market upon listing your home at the price your Metairie Real Estate agent suggests you will likely (in our recent experience) have an influx of interest- especially when in a desirable neighborhood.
Just 2 weeks ago we listed a home and before we could exit our browser from submitting the listing we had showing requests pouring in.
And of course it resulted in an offer over asking price.
The seller trusted that an experienced Real Estate agent could get her Metairie Home SOLD by taking her advice on pricing.
Had our seller not taken our advice and listed it $30,000 over just to see what would happen it would not have had the activity that it did and could have sat on the market just to become stale and warrant a price reduction and by then all the buyers looking would have likely moved on.
The uniqueness of the property would not have stood a chance against any more attractively priced homes in the neighborhood.
Most of us have a love affair with home improvement shows, DIY shows, and house flipping shows… And so do a lot of buyers! (Even though most Realtors have to laugh at some of the more unrealistic scenarios, but it is just TV)

Some friends of mine went sans a functioning kitchen for quite some time for the sake of having their dream kitchen.
See pictures below of their renovation and are still in the process of updating their super cute cottage. Don’t get me wrong though if your home for sale in Metairie has granite counter tops, 3 bathrooms, and a pool you definitely have something a lot of homes that are listed don’t.
There are only 9 other homes listed in the area with those features so the one thing you could do to be the #1 on the buyers list is to have the best price!
Of course there are other factors involved like style, floor plan, insurance, bedrooms, etc.
You could price it high and wait to see what happens but the market can change in an instant and go from a sellers’ market to a buyers’ market.
I say that because right now the inventory is low and buyers know they have to scoop up the property they want right away or they will lose out- a sellers dream market if you ask me.
You could cause a chain reaction in your neighborhood of other neighbors deciding it is time to make a change and list their home as well and they take their professional Realtors advice and list their Metairie home at the most attractive price and you went right down to the bottom of the list.
