What kind of market are we in?

In March, I was asked to do a staging analysis for a house in Bolton that was about to go on the market.  The house went on the market and was under deposit by the end of the week.  I was pleased by the fact that the homeowners implemented every suggestion that I made and the house showed beautifully.  It was priced well, but not low.  In fact, I had some concerns about the price, but kept them to myself.  I thought that the house was well priced for a healthier market.  On the other hand, there wasn't anything else on the market that showed as well.  This market is unique.  It is only a buyers market for flawed or poorly presented properties.  Last week, there were two properties lost in multiple bidding situations.  That says to me that decent properties that are well prepared and presented will sell, and quickly.

Roy, I think if more home sellers understood that condition and price are the only things standing between them and a fast sale....but their resistance or inability to lower price is what's causing the slowdown. My two cents!

Roy, I agree with you! If the property is priced right and looks good it will sell quickly and possibly receive multiple offers
