If the agent knows little about the neighborhood, then they will be of little help and assistance to you. Hire an agent who you can consider an expert in the neighborhood you are doing real estate transactions in to help you achieve success. 

  1.            When the agent does not have prior experience in real estate transactions with your type of property – It is important that you hire an agent who is an expert in their field. Make sure he has worked with previous transactions with the same type of property as the one you are selling or buying. This further ensures success in your real estate transaction. Number four is my favorite. Our industry has been gravitating towards the "jack of all trades" practice of telling consumers that their agent can sell all kinds of properties, even without experience. I have read articles suggesting that becoming an upper-bracket seller is "as simple as getting a new business card". Appreciate your bringing these up in your post.
