If you are one of those people who files their income taxes at the last minute, you’re in luck this year! Due to the Washington D.C. Emancipation Day holiday being observed on April 15 instead of April 16, 2016, Tax Day is on Monday – so if you’re taxes still aren’t done, you have ONE MORE DAY to meet the deadline.

This week was relatively slow, with only one new escrow for condos and two for single family homes. Not too bad considering it’s tax week. We should see an uptick in activity in the weeks to come as we head toward summer. Here is this week’s update:

Contingent:

After 89 days on the market, with a prior purchase price of $349K in 7/00, Hanalei Bay Report 5303/04 went into escrow while listed for $890K.

Sales:

Villas on the Prince 31 sold for $660K cash while priced at $679K. The seller bought this townhome for $945K in 4/07.

Paliuli 2 was priced at $550K and sold for $518,500 cash. There is no prior purchase price shown for this unit.

Contingent:

4182 Mahina, with a list price of $899,900, went into escrow after 116 days. The prior purchase of this home was for $440K in 7/99.

3899 Kamehameha, priced at $899,950 found a buyer. The last sale was for $800K in 5/13.

Sales:

4260 Waileia Place sold for $619K while listed for $679K. The last sale was for $665K in 3/07. 4165 Kamalani Lane closed at full asking price of $1.350M cash. The last sale was as an REO for $666,666 in 3/11.

Withdrawn:

After 294 market days, 4050 Kaahumanu Place, which was listed for $1.195M, was withdrawn from the MLS. Land for this home sold for $298K in 1/04. The home was built later in the year.

Price Changes:

After a $14,500 price reduction, 4080 Aloalii is now $1.250M. The last purchase was for $1.695M in 3/07.

3807 Iluna Place is now $745K after a $24K price reduction. This home sold previously for $360K in 2/02.

4939 Emmalani is priced at $849K, down from $899K. The home sold for 3/97 for $278K.

It’s starting out as a rainy Sunday, much like yesterday, which ultimately turned sunny in the afternoon. With buyers out and about we should be able to surpass last April’s 68 sales. We’re over halfway there already with 47 sales on the books!
