Eye Sores Affect Nearby Home Prices

Eye sores affect nearby home prices said Captain Obvious. Everyone has heard the three word phrase regarding real estate, location, location, location. There are good locations and not so good locations.

The house about a half a mile from the dump may be nice and priced comparable to a similar home in a nice community five miles away, but the one nearest the dump will be a tougher sale and will not get a price like the home further away.

See "Bumps In the Road to Selling Your Home" for additional challenges in selling a home and strategies to overcome the obstacles.

Wayne I have seen in Waterbury CT about 30 years ago they covered up the dump with dirt and build a Condominium Project around it... go figure so it could have a huge upside maybe 30 years from now:))Endre

Endre-Some cultures take the long view. Unfortunately, I lack much culture so I can't wait thirty years for a turn around.

My goodness that is a bit of an eye sore.  lol  Were it not so late I would go back and show a picture of a two story high pile of tires that ended up directly in front of a listing of mine last year.  Did not fair well I must admit.  Mark

Stack of tires would be an issue. Happy to say that has not been one of my challenges.

Good morning Wayne Johnson . There is an eyesore in Murfreesboro Tennessee that most folks call "Mount Trashmore". It now looms about 300 feet in height and covers God knows how many acres. It is getting bigger every day. Folks live in the area do wonder about their home prices.

At 300 feet and growing, it cannot be a positive for home values.

Good morning Wayne. Eye sores definitely cause some to shy away! Those that don't want a bargain. Enjoy your day!

If the eye sore was there before the house, that's one thing. But when it comes in after, that is worse for the home seller.

Wayne, a dump down the street from a beautiful listing would affect the sale.    The price will make all the difference.

Agree price and condition are the only lever the seller has to use.

Good morning Wayne. No truer words have been spoken, but at some price someone will make the decision to live there.

Wayne, dumps, high tension power lines and some neighbors who don't take care of there property are definitely "eye sores"! and "Bumps in the road to selling your home"!

Real estate is always about location. Not just a neighborhood but where in that neighborhood.

Excellent thoughts Wayne.  The old adage of "location, location, location," is alive and well in real estate.

Wayne, Eye sores absolutely affect home selling prices. A county dump will have a huge negative impact on the ability to sell any home within a short distance away.

Call a Marana neighbor, I'm THERE!

I totally agree.  A horrible looking home or condition nearby can dramatically impact perceived value!

Yuk, not where I want to live.  However, if I owned a house near that trash pile I would keep in mind that at the right price anything will sell. Price, price, price
