Does a Buyer Need a Realtor if They Can Find Houses Online?

At one time I wrote a post about What Realtors Do for Buyers (if you haven't read it, it's worth checking out). Many commented and emailed that they have worked with Buyers who couldn't figure out why we got paid if all we did was drive around all day. Several Buyers had commented that they can look at houses themselves, that they really didn't think they needed a Realtor. If you have been selling real estate longer than a week, or if you looked at the list in my previous post, we all know it's just an uneducated statement that we can't really be offended by.

You want to look at houses, Mr. or Ms. Buyer? Great! Feel free to do that!  Feel free to look at them yourself. The fact of the matter is, my real job starts when we have identified a property in which you are interested.

I put many hours into finding out exactly what it is you're looking for, what your needs and wants are; doing research on the computer; calling other agents to find out if this home might fit the specifics of what you need; figuring out if the price is reasonable with others in the area; sometimes previewing so as not to waste your time while you work your real job that is going to pay for your new house; driving around for hours viewing and inspecting and dissecting and rejecting houses that don't work for your family or your needs. But you're absolutely right. You don't need a Realtor to do that. Be my guest, go look to your heart's content.

Then you find what you're looking for and you're ready to make an offer on the house of your dreams. The house that you have just divulged to the Seller’s Agent is everything you have been looking for for six months, and you don't care how much you have to pay to get it. Then what happens? You think the Seller's Agent is going to cut you a deal if you aren't using your own Realtor? Not likely. The commission was agreed upon between the Seller and his agent (I don't think I saw your name in there) at the time the Agent took the listing. That Contract between the Seller and his Agent usually includes how much the Agent will charge with an Unrepresented Buyer.

Then are you planning to fill out the new 18 page Contract, the legally binding agreement that you will present to the Seller's Agent? They aren't called a Seller's Agent for nothing. They are likely a trained professional who will eat you for lunch and pop the bag. Shall I mention the hundreds of other pieces of legally binding paperwork that will need to be filled out during the course of a transaction?

Fact of the matter is, Mr. and Ms. Buyer, you are correct, you don't need us to look at houses. While it will make your life much easier if you have someone who is trained to represent you, who will represent you for FREE, you don't need us for that. I can show you one house or I can show you one hundred houses (I would sincerely rather not). But no matter how many homes we look at, my job really starts when you hire me to negotiate the best deal for you, and then to navigate you through the dozens of legal landmines that are much more likely to blow up on you without professional representation.

The reason why buyers and some seller think they can buy or sell their own house, is several fold:
1. The NAR does not make it clear what the value of a (competent) realtor is. Just like all the acronyms you can find behind a name, are not at all clear as to why they are there and what they mean. Even I do not all of them.
2. Not enough agents are knowledgeable about their area. They try to use "sales" techniques to sell. I count on service delivery based on knowledge and experience
3. The barrier to entry is simply too low, and the consumers know that. The NAR could do all of us a big favor, by raising the bar.
4. And lastly, just like seller signs a listing agreement, I suggest no buyer can work with an agent until a representation agreement is signed. That usually comes after a meeting with the agent in which all of what an agent does can easily be explained. But yes, sites like Zillow and others make it harder for us.

Great post Mimi! You make great points by enumerating what we are actually doing for our buyers. But in my opinion, even to look at the houses an average buyer needs a professional realtor who will pay attention to the things that actually matter. I had buyers who were so fascinated by the seller's staged decorations that I had to remind them several times why we were there. Sometimes, your buyers fall in love with staged houses forgetting that they're not actually buying furniture.

So, yes it takes a professional realtor to view houses before making an informed and intelligent decision to proceed with a legal paperwork and due diligence.

I couldn't agree with you more, Olesa. Also, the fact of the matter is, if they ARE looking with the Seller's Agent, it's already setting the stage for a less-than-pleasant experience.

Some buyers don't want to 'wait' for the agent to show them houses...some can be so impatient!  You are correct, the real work begins when they find a house they like..then hopefull they understand how valuable we are.

With internet and wireless about 75% buyers search on their own. They go to OH and strike a deal with listing agent.  The buyer agents are not really treasured unless buyers want significant rebate from their income.

NAR says that 99% use the internet before they call an agent. I don't think we'd be in business if 75% bought with the listing agent.

Hi Mimi- there are so many things that an agent does for their buyers, it would take forever to list.  Having read the many posts here, I've come to the conclusion that an agent brings to the table not only their brains but their experience. They're ready to handle any of the oops moments that are bound to pop up!

They actually can't even tour the houses without a Realtor, so looking online is about all they can do. But as you point out, we're free, we're savvy, we're the negotiators and we're the problem solvers. I do get investors that think they'll get a deal from me if I rep them, but I always ask them; "how's that?" "As an ethical agent with my sellers' interests as a fiduciary priority, how exactly would you get a deal from me?" Great post!

Duel agency (where the buyer and the seller are represented by the same company or even the same Realtor) does exist here Mimi Foster and we have regulations that cover what we can and can not say to our buyers and sellers.

As Thomas J. Nelson, Realtor  states above "As an ethical agent with my sellers' interests as a fiduciary priority, how exactly would you get a deal from me?"

Follow up to my comment on April 20; the sale fell through. When they checked on the utility bill for the water, it seemed extremely high. Against seller's wishes the house was inspected. Plumbing and foundation issues. The load bearing beam was also compromised. The inspector told them it was a "killer" house. Inspector referred them to an agent.

Where is the LOVE button?  I love, love , LOVE this post.  Most of the general public does not understand how representation works and how a buyer's agent protects their interests.  They have no idea that if they don't have their own agent, the seller's agent gets paid based on the listing contract, not based on whether the buyer has their own agent.  Thank you so much for posting!  A well deserved feature.

Looking at houses is not a big deal...it is not like we make choice for buyer. But how many small or big issues buyers do not notice or know and sound surprised when we point them out. For example in Florida homeowner's insurance on older home (older than year 2000) could be $2000 per year more than on newer home.  You would be surprised how many buyers do not know this bit and their whole search criteria change with this knowledge. WE ARE NEEDED.

Of course, most of our clients sellers allow us to share our listing online so anyone can find it through most real estate websites and applications. But finding a home online is only the first step of many. Do not underestimate the power of experience and negotiation skills.
