Oak Valley is one of the subdivisions that attracts not only owner occupants but investors as well looking for long term rental homes. Located right off of HWY 27, North of HWY 50, South of FL Turnpike, Oak Valley Subdivision in Minneola FL is located within close proximity to shopping, schools, community parks and just outside of Clermont FL.
Homes in the community were built between 2000 and 2005 featuring one and two story homes and surrounded by rolling hills.
As of April 2016, HOA fees are only $320.00 annually and it covers common areas as well as playground. One phase in Oak Valley subdivision does have access to community boat dock and their HOA fees may be slightly higher.

Market Update for Oak Valley Subdivision

The single family homes you would expect to find for sale in Oak Valley Subdivision Minneola FL are generally going to be between 1500 square feet to over 2500 square feet of living space. 

According to our local MLS, there was a total of 41(compared to 32 in 2014) sales in 2015 with a price range of $107,940 to $268,000.

Out of 41 sales, 11 were REO/Bank Owned, 2 were Short Sale listings. Average days on market was 44, sale price to list price ratio was 100%.

There were two sales in March 2016, one was an REO which sold for $145,100 and the other a standard sale sold for $183,000.

Inventory of homes for sale in Oak Valley Subdivision is low, as of April 19, 2016, there are only six homes for sale with a price range of $195,000 to $235,000. All ten are standard sales.
