Q1 2016 Market Report for Carlsbad 92010
The first quarter of 2016 has been a relatively busy market, with some notable shifts from the same period back in 2015. This area, in large part, includes Calavera Hills, Tamarack Point, The Summit, The Foothills at Carlsbad and other areas to the west but east of El Camino Real, a mix of attached (condos, townhomes, twinhomes) and detached single family homes.
Carlsbad Village is not far to the west, and there is plenty of shopping and dining nearby in Ocenaside. The area is anchored by the Calavera Hills Community Park with a large recreational area and community center. Three of the annual 9 summer TGIF Concerts in the Park (free) are held here. Mount Calavera and Lake Calavera offer ample hiking trails and the views from Mount Calavera are amazing.
SINGLE FAMILY DETACHED HOME SALES
31 single family detached homes sold in 92010 in Q1 2016, 11% more than the same period in 2015. The average sales price was $712,229 (range of $541,000 to $908,880; median price of $700,000, up 6%), an increase of 8% from 2015. The average time on the market was 30 days, versus 53 days for Q1 in 2015. Homes sold for 98% of asking price on average, but 45% of the homes sold at list price or above. 13% of the homes were cash transactions.
Currently there are only 9 single family detached homes for sale in 92010, from $589,000 to $1,099,900, with 18 homes that are pending.
ATTACHED HOME SALES (condos, townhomes)
We saw 17 attached home sales in 92010 in Q1 2016, 35% fewer than occurred in the first quarter of 2015. The average sales price, however, increased by 2% to $430,500 (the median price rose by 4% to $447,000). The average time on market was 22 days, compared to 27 days in 2015. These homes sold for an average of 99% of the asking price, with 35% selling at or above list price. 24% of the sales were for cash.
Inventory is quite low, with only 4 available attached homes for sale as of this writing, ranging in price from $485,000 - $515,000; 11 properties are currently pending.
