Mike Bjorkman (Home Smart Real Estate) and I (Club Wealth Coaching and Consulting) recently sat down with Linda Ward, a real estate agent in Nashville, Tennessee, about her Social Media Strategy. Linda has only been in Social Media Marketing for 5 weeks but she already has 3,027 followers on her Instagram page, Duchess Homes. And did we mention, she has done it without spending a single penny?!
Everyone is wondering how she did it. Well, in the interview, she answered the questions, and went deep on much, much, more! Watch the video here.
Here’s a sampling of what she told us:
- Let’s start with Instagram. Linda said that first she found people who lived in her area and liked their photos. She told us that #hashtags were key.
- Most people think that you should only have 2-3 hashtags per photo. Linda tells us that 9-11 is really what you should be using. She would find hashtags that people searched that were related to her business and then used them.
- She also searched for photos that used those hashtags, and liked those photos. This strategy obviously worked, as she has over 3,000 followers! Also most of Linda’s photos are stock photos that she from websites like iStockphotos and shutterstock.com.
Linda says that you need to create a good relationship with everyone you interact with on social media.
Linda progress has also flourished on Facebook. You might be wondering what separates Linda from the others that have done well on Facebook. Simply put, she has done it without having to spend hundreds of dollars on Facebook ads, like most gurus.
You may or may not know this but Facebook has groups that people can join; they range from community groups to business focused groups.
Linda joined tons of groups, and stared posting on them and “liking” peoples posts. Putting her name out there for others to see.
She’s posted listings and content relating to the specific groups. The key with groups is that you need to be careful to follow the rules for each individual group.
Some groups restrict you from posting ads. Linda says that she gets more leads from being on groups then on actual Facebook ads. Also, she notes that the groups allowed people to know her name and see her face so they come to her when the need a real estate agent.
So to get success on Social Media…
- Use 9-11 hashtags
- Find people in your area and interact with them
- Join groups
- Post relevant and interesting content
- And engage with followers
