A look through the Coeur d'Alene Multiple Listing Service statistics for the first quarter of 2016 reveals the highest priced home to sell in the first quarter of 2016 in our Coeur d'Alene market.
It was a relatively modest Spokane River
waterfront home with a Post Falls address for $1,450,000.
Being that Idaho is one of the few non-disclosure states, where real estate purchase and sale records aren't public, I can't reveal the address of the home. However, I can tell you it was a 4,014 SF home built in 1998 on nearly an acre with 105 feet of level, grassy waterfront. That wonderful, level waterfront with sunny southern exposure, along with its close-in location on the north side of the river off of Maplewood, was the real value of this property.
This beautiful property was one of five to sell for more than a million dollars in the 1st quarter.
Taking 2nd place was a grand, sprawling home in
Hayden's Bear Creek Estates that sold for $1,275,000.
What caught my attention about this home is that it's uncommon to see homes sell at this price unless they are on the water or have a water view. This stunning 4,761 SF home with a pool on 1.6 acres was built in 2006.
Rounding out the list were a Coeur d'Alene Lake waterfront home
on Watson Road for $1,210,000; a Lakeshore Lodge on Coeur d'Alene Lake at Arrow Point for $1,500,000; and a downtown Parkside Condo with a Coeur d'Alene Lake view for a cool $1,000,000.
Here's a bit of financing trivia for you. Do you wonder how people pay for their million dollar homes? The highest priced of these five was paid for with seller financing. The second highest was paid for with a conventional loan. The other three were paid with cash on the barrel head.
There are currently 6 homes price above a million dollars with sales pending. The list price of the highest pending sale is $2,850,000 for a home built in 1917 on over 10 acres with 300 feet water frontage on Coeur d'alene Lake Drive.
