When you make the decision that you want to purchase a new construction home instead of buying a resale, you may ask yourself if you will require the assistance of a Buyer Agent. 

Of course, we would highly recommend using a buyer agent but see for yourselves. It is only a benefit to you at no cost. 

As we have mentioned before, the assistance of a Buyer Agent is at not cost to you. You are about to make one of the largest purchases you will ever make. We do not ask that you pay us.

When you decide that you would like to start from scratch and build a brand new home, there are many steps that may be unfamiliar to you. This is when it is most important to have the knowledge and assistance of a Real Estate Agent to walk you through the process and have your best interest at heart. 

Here are a few instances throughout the new construction purchase process that would be beneficial to work with someone that has your best interest as a priority.

Builder Agents Are Not Here For You

A Builder Agent is someone who represents the builder to sell their new construction homes and to have their best interest at heart. The benefit of having a Buyer Agent is to have someone in your corner. This agent will be someone who works to get you the best package, deal, time frames, and extras that are available. 

Relationships With Local Builders

Many seasoned Real Estate Agents have developed close working relationships with local builders. This can benefit you in many ways. Your agent will know who to recommend for each particular job as well as what each of them offer. They can also give you good estimates of time frames, pricing, and flow of the transaction process. 

Getting You A Good Deal

Buyer Agents have also developed relationships with Builder Agents in their areas. This close working professional relationship can assist with getting the best deal possible. Your Buyer Agent knows how to communicate with other agents and get all of the details available. 

Closing Cost Negotiation

If you purchase from a builder directly, or with a Builder Agent, they will offer to cover a large portion, if not all, of your closing costs if you use their preferred lenders. This, however, does not always present you with the best deal overall. When you have a Buyer Agent, they can help find you a lender that can offer you the best package and deals that fit your needs.

Paying Attention to Details

Not every average joe can read a blueprint or knows "builder talk". Once you are to the point where you are designing floor plans and comparing them to the actual construction of the home, having a second set of seasoned eyes can help you tremendously to verify you are getting what you ordered and are paying for.

Making Choices for Resale

When you decide on a new construction home, that is only the first choice of MANY! Now you get to start choosing flooring, door handles, ceiling fans, and paint colors. Working with a Buyer Agent is beneficial throughout this process because they can assist you in making wise choices that will benefit you when you, if ever, decide to sell the home again.

Pesky Contracts

When purchasing a new construction, you have the typical Purchase Agreement as well as a contract with the builder directly. These documents are difficult to read and understand what you are agreeing to. A Buyer Agent is trained thoroughly to explain, teach, and execute these documents to get you exactly what you are asking for. 

So, in short, for not cost to you at all, why wouldn't you decide to have someone in your corner that makes your best interest and wishes their priority?
