Buying a home or property in Ma. has many important steps and many to protect and educate the purchaser. Your agent should have a strong, experienced and knowledgeabla eteam to protect your clients' interests. One of these and reallt the most important proection for a home buyer is the home inspector. This is your best $400-$500 spent. Home inpsectors are licesnes professionals trained to spot the smallest to largest of the home's issues. Their license is on the line everytime they inspect a home for you. They have your best interest at heart. There is no important step in the homebuyer process in buying your new home than the home inspection. I have heard horror stories from agents and buyers of home inspectors who overreacted and freaked out first time home buyers, who are nervous and edgy as it is, Buying their first home in Framingham or the metrowest area. This is very understandale that they would be this way. The home inspector I use is low-key, explains everything in a way to convey the need and importance of the issue being discussed to reassure the buyers , instead of scaring them out of the deal over small issues. Any major issues can be negotiated on money back at closing or usually a reduction in purchase price.
Home inspectors are not allowed to give you bids or pricing on work that needs tobe done now or in the future. This is where contractors come in. You want to try to get 3 bids on work needed, because you would be surprised on how the same job can differ in price from one contractor to another. You should check reviews on contractors in Ma. from angies List orHome advisor in your area. When you pay a contractor for the job, make sure they pay them for a third of the job cast upfront, the next third one when the project amount is done comparable to that amount, and when they finsish the job, pay them the remaining balance. If it is a small job , you pay the half upfront nad the rest when they finish. But always get a scope of work, the cost and steps it takes and te proposed timeframe (if you can get it) they expect to start and finish the job. At least make sure you get the pricing in writing.
Working with contractors is not easy, but you need to call a few and check reviews, and get a few bids before you should make a decision. You want to get a contractor who will come out and give you a free estimate of the job. Always use contractors in the closeby framingham or metrowest area so that it is easy for them to get to the job and get to work. A great home insoector and contractor will be a huge impact before you buy, and after you do to fix up your home and crate more value for resale and while you enjoy living in your Ma.home.
