In this blog series we will focus on one of twenty neighborhoods in Chicago, each day, and provide charts to give you a brief update on the activity that neighborhood has seen over the past month in a variety of price ranges for Single Family Homes, Townhouses, and Condos, as available.
When looking at these charts please keep in mind that not every housing type is available in every neighborhood (the Loop only has condos) and some homes compete within even smaller subsections than these, meaning we can dig even further in this data. The condo activity in this neighborhood looks very much the same as last month. The good news is that there are more homes under contract and more homes for sale now. There still isn't enough inventory for a balanced market. The average market time for the two homes that sold was 63 days, so it is still very much a seller's market! The median sales price for condos in this neighborhood was $375,000.

Last month for the townhomes in these price ranges there was 1 listed and 3 under contract. In the past month there is, again, only 1 listing available, but there have been 4 sales. That means something came on the market and promptly sold. The median sales price for townhomes in River West/Fulton River District was $560,000.

The same three Kinzie Park townhomes we started watching last month are still available. You will remember, they all have 4 bedrooms, 3.1 baths, a two car garage, and simillar assesment dues. The one listed for $1,950,000 and the one for $2,195,000 are both on the river. The less expensive of the two is an end unit. The least expensive, for $1,499,000 is situated in the middle of the complex, not on the river. The two listed for under $2m have an average market time of 171 days so far and the one listed for over $2m has been on the market for 331 days so far. Which do you think will sell first?
