What First Time Home Buyers Need To look For in Their Ma.Realtor

In ma. in 2016, it is such a strong seller's market that you need to ask certain questions of your agent that will qualify them as far as knowing the market, and being a strong negotiator , which you must have negotiating on your side where there are so many multiple offer stuation in Metrowest and Norfolk County towns. In Framingham , homes are selling the first couple days they are on the market so you also need a very responsive agent. Someone who picks up the phone and responds to your needs quickly. They have to have the ability to submit offers fast and negotiate them to a succesful offer acceptance among other offers. These are two of my strengths as an experienced agent, and having the ability to be there when my clients need me to submit offers quickly, respond to their questions fast, and negotiate with only one goal in mind, which is doing everything I can to get the property my clients'want. Being responsive, building common ground with list.agents, and complimenting the seller are strong ways to approach this type of situation, that has really worked most of the time for me in this strong sellers' market in Ma.

Every market is different in how to approach making offers and what to say to the list.agent to get offers accepted consistently. It does take strong leverage from your clients ability to come up close to if not at asking price off the bat in theis market in Framingham and the Metrowest. A high price and strong terms, such as down payment really go a long way coupled with the right approach from your agent.

Properties are seling so fast in 2016 in Framingham and Metrowest towns that you must be ready to act fast for your clients. In worcester county, properties have finally started appreciating over the last year or so but that market is not as hot still as the Metrowest one, even though it is nice to see its improvement. You can still be relatively patient in the Worcester market, depending on what town you are in . Westborough and Southborough, properties are moving fast and at top dollar prices.

Your Realtor needs to understand the arket they are in , the towns you are buying in, and the pace at which most homes are selling to act in accordance with that timeframe and take appropriate action towards your goals. Most Realtors want whats best for their clients but not all have the experience or knowledge to accomplish their clients goals.  The important thisg to know is how to approach this sellers market toget your goals accomplihed, whether you are a seller and buyer , or just a buyer.

You need to work with an experienced, responsive, knowledgeable agent who be must a top negotiator.

These are such important factors, especially when you need to be a=ble to act quickly submitting an offer for your clients.
