Thanks for well wishes.  We ended up with 11 offers and more than full price!  Appears to be a lot of demand for a duplex with both investors and individuals wanting to buy an investment or shared living.  I am sure TO must be active too?  My parents used to have a nursery out in the orange and avacado groves of Moorpark back in the "70s-'80s.  Do they still have those groves?
