They waited and waited for the process to be complete, as the inspection and appraisal was completed in the first couple of weeks. The waiting is the hardest especially for first time home buyers! This family came back into town on Thursday afternoon so we could do the walk through, and received the keys to their very first home yesterday! Congratulations to my relocation family, and welcome to Colorado!
Family members of past clients called and were relocating to Denver and were in town for 4 1/2 days. We had a good list to start with but they had no idea where they wanted to live, other than within 30 minutes of the school for their son. In the first day we located a home, but had to wait until Sunday to hear what offer they were taking, and we came in second. Adjusting our search parameters gave us a few more homes to see Monday and Tuesday and the couple had to do some compromising as they each liked different homes. This is the fun part - watching to see how the compromising works between them.
They did decide on one home that was completely remodeled, and wrote late on Tuesday, giving them less than 24 hours before boarding their plane home. We had ONE home in the hunt, and had our fingers crossed! The listing agent called and said they chose another offer as they had a large down payment (ours was a VA offer) and she said they had dollars to pay over appraised value. With multiple offers received, these buyers did the best they could offering thousands over appraised value to secure the deal. That did it! In the 11th hour - upon heading to the airport they heard they won the bid!
This home is mostly a fix n flip, and we had several inspection issues, but worked through most of them, and now moving forwarding. The buyers are excited to be moving to the Denver metro area, and be close to family members for them both. They are looking forward to closing in a couple of weeks. The sister of the wife is now moving to Denver from Nebraska too, and will be assisting her next week.
