It’s been another rainy week, but that didn’t stop home buyers from snapping up properties in Princeville. Condo’s didn’t fare quite as well as single family homes, but overall it was good. Take a look:

New Listings:

Hanalei Bay Resort 8131/32 sold for $260K in 1/90 and is currently listed for $695K.

Hanalei Bay Villas 16 is priced at $795K. These original owners bought this unit for $62,600 in 10/74. It was listed briefly from 6/06 to 6/07. At that time it started at $15M and reduced to $1.2795M

Back on the Market:

Puamana 8B returns to the market after expiring in 2/16. It made a very small reduction from $375,999 to $374,950, and for that reason, you’ll see it under the price changes portion of this update. It was purchased for $322K in 1/04.

Contingent:

Kaiulani 45 went into escrow after 125 market days with a list price of $1.299M. The purchase price of this townhome $1,804,340 in 3/07.

Hanalei Bay Resort N22 is in escrow after 156 days. It last sold for $379K in 10/13 and was listed for $419K.

Price Changes:

As noted above, Puamana 8B reduced from $375,999 to $374,950.

Emmalani Court 415 reduced from $549K to $529K. The prior purchase was for $385K in 2/12.

Pali Ke Kua 12 is now $545K, down from $575K. It sold for $590K in 6/05.

Cliffs 8203 reduced from $794,900 to $725K. This condo sold in 4/06 for $760K as a leasehold unit and converted to fee simple shortly thereafter for $240K.

Priced at $1.298M, 3844 Punahele is newly listed since selling for $16,200 as land in 72.

Contingent:

After a price reduction on 4/13 from $1.395K to $1.250M, 4080 Aloalii went into escrow on 4/18. The prior sale was for $1.695M in 3/07.

4035 Aloalii also found a buyer while listed for $1.695M. The seller bought this home for $1.8M in 7/10.

Aloalii is on fire this week, as 3957 Aloalii also went into escrow with a list price of $1.995M. This home sold for $1.144M in 7/94.
4944 Emmalani is now in escrow priced at $835K. The last sale was for $315K in 8/99.

Listed for $919K, after only 28 market days, 5105 Kapiolani went into escrow. The seller bought this home for $190K in 1/89.

3912 Namakeha, priced at $1.695M, is in escrow after only 8 market days. The prior purchase was for $1.175M in 9/11.

Sales:

4060 Kaahumanu Place sold for $825K while priced at $849K. The home last sold for $600K in 4/11.

Expired:

After 135 market days priced at $869,000, 4161 Kamalani expired. It was purchased in 3/99 for $260K.

Price Changes:

3814 Makani Kai made a $10K reduction to $639K. The most recent sale was for $750K in 7/07. Purchased as land in 7/88 for $65K, 3886 Kaweonui, which was built in 89, went from $695K to $679K.

As expected, April continues to charge ahead, posting 61 sales and we’ve still got another full week to go. Our target from last April was 68 which will surely be easily surpassed.

No seasoning on previous credit event. 2nd homes ok loans to 4 million.

Self employed we use Bank Stateements in Lieu of 1040's.
