This week’s report on home values for San Clemente and surrounding areas homes is prepared by a San Clemente Realtor Michael Albrecht.  The report shows the Orange County Median Prices for resale homes were up 5.4 percent, for new homes down 5.3 percent and for resale condos  up 11.1 percent. The sales volume is down for resale homes 3.3 percent and down 0.1 percent on condos and up 26.5 percent for new homes.     

• Mission Viejo  Zip Code 92691 sales prices are up 5.8 percent and the sales volume is down 7.7 percent.
• Mission Viejo Zip Code 92692 sales prices are down 1.7 percent and the sales volume is down 9.3 percent.
• Aliso Viejo Zip Code 92656 sales prices are up 15.1 percent and the sales volume is up 8.1 percent.
• Laguna Niguel Zip Code 92677 sales prices are up 13.2 percent and the sales volume is up 6.4 percent.
• Rancho Santa Margarita Zip Code 92688 sales prices are down 4.5 percent and the sales volume down 9.5 percent.
• San Clemente  Zip Code 92672 sales prices are up 25.0 percent and the sales volume is down 52.5 percent.
• San Clemente Zip Code 92673 sales prices are up 7.3 percent and the sales volume is up 13.6 percent. 

It is now evident that the market has loosened compared to last week.  However, the sales volume is low and the amount of sales is week.  We still see a huge slow down in the number of sales.  I still say there is little excitement to purchasing a home at this time.
