The local housing market in the San Antonio and surrounding areas continues to climb with an astonishing first quarter finish with some 5,911 homes being sold. That’s a 10 percent year-over-year increase according to the latest statistics from the Multiple Listing Service Report coming from the San Antonio Board of REALTORS®, which reports on all areas contained within the MLS. The average sales price for the first quarter rose 3 percent to $227,971 and the median sales price increased 4 percent to $192,900. The month of March 2016 alone had a sales increase of 14 percent with 2,523 homes being sold.
Spring normally has an increase in sales, and judging by the end of month pending sales at 2,439, it's going to be a very busy time for sales in and around the San Antonio market area. Inventory is still low at 3.5 months, and the days on the market dropped to 67 days compared to this same time last year.
Half of the homes sold since January were priced under $200,000 which made up 53.56 percent of the sales. Homes priced between $200,000 and $500,000 made up 42.12 percent of all the sales, and those priced over $500,000 accounted for 4.31 percent of the sales so far this year.
