Each client you work with in a real estate transaction brings with them their own story and different wants and needs.  Part of the job as a realtor is figuring out what these things are.  Sometimes it’s not what you initially think, or even what they think for that matter!  

The type of property that a new client first inquires about is usually totally different than what they end up buying.  Just because they first inquired about a low priced difficult foreclosure property doesn't mean that's all they are interested in or can afford. 

Most clients are looking for a good value.  After all, it is usually the largest investment they will make.  Many times clients will first inquire about a property that is priced well below the market as it appears be a good value.  Once I provide all of the challenges associated with that property, it becomes apparent it isn't such a good value.  Challenges include properties that may be a short sale that can take 6 months or longer to close, a foreclosure property that was trashed by the former owner before they moved out or an acreage property that has a very old well and septic which could add thousands in repairs to the new buyer.  I’ve also had it happen where a property does not have legal access to the lot.  That’s a tough one to get around!  One of the services I provide as a REALTOR® is to help the client understand our local market, provide direction on where the market is moving and help them learn as much as possible about each property we look at so they can make an informed buying decision.  It’s about helping my clients match their wants and needs to what is reasonable with current market decisions.

We need to be honest and objective.  Many realtors will get any one to sign up without disclousing the issues.
