The Long road to closing on a property is filled with surprises. A Realtor can help you avoid most of them and keep you on guard to potential ones. You cannot avoid all the surprises. But nearly all of them can be overcome if the entire team is committed to closing. 

 

 

 

Here are three things you can and should do once you sign the contract:

 

1. Stay in touch with your lender and Realtor at least twice a week. Monday and Friday are good days to get updates. These can come by email, text or direct phone contact.

2. Make sure you have easy access to documents you will need to provide to your lender, to your agent and title. Keep a folder with these documents on a USB drive or in a handy personal folder you carry with you.

3. Make sure you respond to requests for information from your agent and your lender as quickly as possible.  

4. Continue to prepare your home for the new owners. If you have vacated the home make sure it is move in ready. If you are still living in the home continue to address the needs so that you are ready to move when required by contract. 

 

No closing is completly smooth but most have only minor bumps that are easily overcome with teamwork.
