Hey you! Yeah you!!! Me???? No you... What are you doing? When i realized he was talking to me, I simply answered taking pictures of this home. You see, the neighbor of a vacant home was being protective of his neighborhood. I understand and respect his asking. The home had been for sale for a great deal of time with another agent. The owner was transferred and had to move out. The home though, seemed to be forgotten. Located in a desired area of newer and well kept homes, It did stick out with it's un kept lawn.
Because of some large branches that came down during the winter, I had to walk around them to get to the side of the home to get some pictures. The neighbor who had been cutting the grass on that side of the home, was concerned who was cutting through the yard.
He came down from the porch, I introduced myself and he was quite happy i was there. I sold his sons home just last year. "Now maybe this home will get sold he said"
The back ground info. was this home was listed with a national company. The owner asked them to maintain the home, check on the home and sell it. The neighbor said he offered to pay a higher fee for the extra work. We did not get a lot of snow, but the neighbor said what we did get, was never plowed or shoveled. Seeing there was leaves blown against the front door, i doubt anyone even checked on the home. We went inside and it was like time stood still. The home was stuffy, smelled of closed up and dusty. This upscale home had spider webs in the stairway. The neighbor made a lot of "oohss and ahhss". We took pictures, made a video and sent it to the owner, now out of state.
The owner was happy we were there, but quite upset nothing was done. He needs to sell, he cant afford to hold the house any longer. What should he do he asked? The answer was quite easy. I proposed for minimum money to get a house cleaner in, get a landscaper to clean the yard and proposed a marketing plan and price to sell the home. The owner loved the idea.
The HARD TRUTH he hired the biggest thinking they could do more. What he got was not less, but nothing. He hired a company by name and not an agent by what they can accomplish. The moral of the story is Home Sellers have a choice. A good listing agent gives you the time you deserve and gives the seller the BEST marketing plan to sell their home. The BEST way to start the home Selling process is by hiring A "Good" LISTING AGENT who will guide the Seller through the entire Home Selling process. One that is local, experienced, full service and is there when they need them.
