Who Is Responsible To Clean The Dryer Vent In A Condo?

Who is responsible to clean the dryer vent in a condo?

I could see inside the condo that the dryer vented through the roof.

This is concerning because I have to wonder:

>  who is responsible to clean it?
>  how often is that done?
>  what kind of a cap is on the vent tubing?

At this condo inspection I had the last question answered.

This dryer vent is capped with nothing!

Is this intentional?  An oversight?

Did another cap exist one day and got blown off or removed?

I don't know, but I do know that this way of venting a dryer is unacceptable.

Dryers don't do well venting vertically and upward as the condensation can return directly to the unit or its connections.  Builders used to know this.

Condensation collects lint.  Lint accumulates.  Dryer vents clog.  Clogged dryer vents are a huge fire hazard!  Don't discount the danger of ignoring the dryer vent!

But certainly, an open tube like this is an invitation to other mischief - like birds!  And ice!

Tarzan no like.

My recommendation:  dryers are important and dangerous, appliances and must be installed properly and cleaned regularly.  On condo buildings it is important to find out who is responsible and how that is done.  And if you can see where it vents out you should!  Seeing that could be the key to future safety and efficient dryer operation!

Good morning Jay Markanich . It is amazing how many fires are started from improper dryer venting. I still see the old plastic dryer vent from time to time.

Had that the other day on a flip, Michael.  VERY interesting installation, and very blog worthy!

I have always wished that the manufacturers of dryers would get together with builders and make a better mouse trap.

I really dislike the through-the-roof venting system, Peter.  Even in a house, it is hard to see and hard to get to up there!

Birds, ice, rain, squirrels (they can get into some very small spots), bugs, and on and on. Not a great way to vent a dryer, indeed!

This one seems to have been forgotten Kat.  And good thing we could see it!  OFTEN I cannot see the roof or where the dryer vents out.

If I lived there I would clean it no matter who's responsibility it is. If a fire started, you don't want to say, but it was their responsibility!

Something tells me that if the owners live in a condo, they probably do so because they abhor maintenance.  I'll bet cleaning dryer vents isn't very high up on their list of things to do.

Fred - in some of these places they are all tied to the same community tube which passes to some unknown location!

And, Stephen, would it be their responsibility to schlepp up to the roof?!  One condo responded to my client's request to know who did the cleaning by saying it was the condo owner's responsibility.  Yet the same docs said owners are not allowed onto the roof!  Um...
