Bonita Springs March Market Update
Bonita Springs inventory saw a double digit increase in supply during the month of March. As the number of properties for sale increased and season ended, sellers lowered prices which is good news for buyers. According to the latest report issued by the Bonita Springs-Estero Association of Realtors (B.E.A.R), the overall median close price was 9 percent higher than the 12 months ending in March of last year. The number of closed sales for the 12 months ending in March of this year was 3,006 units compared to 3,247 units at the same time in 2015 which represents a 7 percent decrease.
Single Family Homes Monthly Market Detail – March 2016
March Highlights Year-Over-Year Single Family Homes:
- Active Listings increased 20.3 percent from 467 to 562 units
- New Pending Sales decreased 23.1 percent from 156 units to 120 units
- Closed Sales decreased 5.8 percent from 103 units to 97 units
- Percentage of List Price increased 1.2 percent from 94.2 percent up to 95.3 percent
- Average Sales Price decreased 28.3 percent from $603,206 up to $432,388
Condos and Townhouses Monthly Market Detail – March 2016
March Highlights Year-Over-Year Condos and Townhouses:
- Active Listings increased 19.3 percent from 358 to 427 units
- New Pending Sales increased 28.1 percent from 153 units to 110 units
- Closed Sales decreased 24.3 percent from 107 units to 81 units
- Percentage of List Price increased 0.4 percent from 95.2 percent up to 95.6 percent
- Average Sales Price increased 26.5 percent from $256,851 up to $324,951
