Your online reputation effects the ROI of your marketing

Services for Real Estate Pros with Agent Reputation

Two months ago while traveling, I saw a commercial wherein Barbara Corcoran is endorsing a local real estate team. I googled the team, curious as to their online reputation and was surprised to see their online footprint was weak and they had a few bad reviews.

This concerned me as we no longer sit around with a pen and paper while watching TV, waiting to write down phone numbers we see in commercials. Most of us, if interested in the product or service will just google it.

Daily on my computer I see Realtor ads pop up on my screen from my favorite remarketing vendor, Adwerx. Again, curious, I google the agents and teams advertising online. Some look great and others not so much.

I get postcards and mailings at home from local Realtors and I am always curious as to their online presence. Same results.

You pay for marketing every month. Internet, TV, radio and print. You may pay for leads. There are times however where you are not seeing the activity promised you by your vendor representative. Before you complain, you might want to google yourself to see what your prospects are seeing when they look at your online presence. I conducted a poll to see how satisfied advertisers were with their lead results and compared that data with their online presence. The agents with a solid online presence received at least twice as many leads.

In 2014, Placester and T3Experts conducted research regarding online reviews. They found 85% of consumers use online reviews to evaluate local businesses and professionals. They also found 90% trusted peer recommendations like online reviews 6.5 times more then traditional advertising. The percentages of consumers looking to online reviews for Realtors is growing each year.

This makes sense, right? If consumers see your marketing and they google you and you have gold stars everywhere they are motivated to reach out to you.

You need to have a well rounded review presence. Don't put all your eggs in the Zillow basket. If you are a Zillow client you had better have Zillow reviews considering there will be other agents in the search results but you want to focus on Google, Facebook and Yelp. You want to look well rounded as my client Team Ratcliffe does on page one of Google.

The takeaway: You will see more leads and higher conversions if your online reputation is as shiny as your marketing.

(If I don't capitalize "google", I am using it as a verb)

CJ, interesting read, and did not know Barbara was endorsing real estate companies for a fee.   Not sure how that would help us here in Denver.    Our on-line footprint is so important to bring in business!

Your online and offline reputation is huge but I still see people working with new agents that simply pick up the phone, hmmmm....

I do a great job with my online presentation. It's hard work but as you say, paying someone for an endorsement & then not showing up in the #1 way your home is sold is not good.

Ya know, I thought I had heard of Adwerx before, but had not checked them out until I just clicked on your link.  I am headed back over to their site to see what they have to offer...

You are absolutely right about checking yourself out - and it is more than Google,  best be including Bing and Yahoo.  A LOT of folks use something other than "G" and I suspect more will.

Thanks again for the tip on Adwerx!

Hi CJ -  Welcome to Active Rain, and thanks for sharing your sage advice about checking and strengthening our online presence. I got discouraged a few years ago when Yelp! tossed out all my reviews, and haven't paid as much attention to what's online as I should.

BTW--I love your title, "Marketing Emancipator" is brilliant.

Yes, one needs to have online presence.  However, mls is still the source people go look for homes wanting to talk to a live person interviewing ......

I have google alerts set up for my name, google then emails me whenever someone googles me (ok, so that almost seems like a tongue twister!)  I also google myself from time to time to check on my online reputation.

Hey CJ - It's MC! Congrats on a well deserved Featured Post. I'm guilty of having too many reviews on Zulia and not enough elsewhere. Great reminder to ask clients to post in multiple places.

I am tempted to start the review/testimonials but have held back because I ask customers what they think of online reviews. Most say they don't trust them.

Statistics don't lie and I live or die based upon statistics. In fact in the past year the perceantages of consumers trusting onoine reviews has increased. If you only have a couple of reviews I would have to think about it. If I had great reviews on multible review systems, I would totally trust that.

Thank you for sharining your thoughts and I agree most do not take the time to look at a review online ... they will ask a friend , family member and or co worker before they will go online . They may go online after they ask who to look up but not just look up   for the sake of looking up a realtor.

With educated consumers these days, the first thing they do is go to the internet and google real estate agents... I'm disappointed Barbara Corcoran is endorsing agent she probably knows nothing about, didn't research them before putting her stamp of endorsement on them... or is just plain greedy getting paid for her endorsement.

It's not actually her, it is the marketing company selling this product but she or her representive should look at that agent first

Congratulations on your featured blog.  Well deserved because the information is so timely and so important to us all.  Intellectually we know we have to keep up on this stuff but it is so easy to put it on the back burner when things get busy.  Guess I better get online and do some personal online searching.  Thanks for the good information and welcome to the Rain.

Excellent post & that Corcoran ad comes on in our area with a so called professional who has been cited for deceptive advertising & fined...people should not believe what they see online but they do CJ...how easy it is to dupe the public again!
