Ridgewood Neighborhood Review

Summer’s just around the corner. Trees are starting to bloom, and then it starts to snow. Snow melts, grass starts to turn green, and then it snows again. Such are the springs here in Colorado. I don’t know about you but I’m ready for some good ole’ uninterrupted sunshine! I have to say that I’m one of those folks that already planted some flowers and hope they hang on for their dear lives. I can’t help it! The sun comes out, I start to hear the lawnmowers taking care of the wintered brown and shaggy lawns, and my car automatically turns into any lot that has plants and flowers hanging outside.

What this also means, I’m truly hoping, is that we start to see more homes go up for sale. School will be letting out, families can start making changes without disrupting their children’s learning and it just always seems like a better time to make the move. As we know, here in Denver, and more locally, Littleton, there is such little inventory, that once a property goes up for sale, there’s at least 50 showings and 15 offers, all trying to outbid and outsmart each other. For each house that goes up for sale and gets a contract, that means 14 other buyers are left to continue shopping for those rare gems called “homes”. Then we narrow down to the Ridgewood and Ridgewood Park neighborhoods where there are currently no homes for sale and currently 4 homes under contract. In the past 12 months, the local MLS shows that only 25 properties in this neighborhood have been sold, and that includes townhomes.

What this tells me is that everyone loves it here. And who wouldn’t. The mature shady trees and landscapes. People taking walks through the neighborhood and in the park. Kids not afraid to ride their bikes around the neighborhood. Close to the attractions of downtown Littleton and of course the hop, skip, and jump away from the beautiful mountains.

But as we know sometimes life takes a turn and pulls us away from our familiar surroundings. Transfers happen, some of us find ourselves not being able to take care of our property the way we used to, kids grow up and/or move away and we start wondering why we need all this space to live. So we put a sign in our front yard and wait with baited breath to see if anyone will bite….and they do. Oh boy do they! Those 14 buyers that didn’t get the house before, after being outbid, are still looking and so are the other 14 people that got outbid somewhere else. So if you’re worried that your house won’t sell or it needs too much fixing up before you put it on the market, I’m here to tell you, in this market, people don’t care! They are just happy to find a place to live and start their new home. Of course, the better condition your house is in, the more money you will most likely reap from its sale. But if you’re tight on finances and a home renovation is not in your budget, this market is very forgiving.

The following graph is of the past 12 months of listings in the Ridgewood neighborhoods.

As you can see, there is not much action going on right now. Which means there will be more competition to purchase your home.
